Spring has officially sprung, and those first bursts of blooms never fail to make me smile. There’s something so hopeful about this time of year. Of course, behind that smile is the reality of all the planting still to come—but isn’t that how it always works? So much of what we enjoy later begins with the seeds we plant today.

There are fewer buyers, which means those who are actively looking have more time, more choices, and stronger negotiating power.
For Sellers:
Pricing and positioning have never mattered more. While prices haven’t dropped dramatically, today’s buyers are thoughtful and patient. Testing the market with a higher price comes at a cost—time, momentum, and ultimately leverage. The homes that lead the market are the ones that are positioned correctly from the very start.
For Buyers:
There is a real opportunity here. More inventory and less competition can open doors to getting into your first home, moving into a larger space, or simplifying into something more manageable. Buying is a snapshot in time, but location and long-term value will always win the day.
