I have to begin this month’s hello with a joyful Congratulations to my youngest son, Nathan, and his wonderful new wife, Yuka. They were married last month on beautiful Maui, not far from where Yuka grew up. There’s something magical about weddings — the love, the laughter, and the gathering of family and friends — and this one was no exception. We are overjoyed to welcome Yuka into our family!
July was a big month in more ways than one in the Heinrichs household — just days before the wedding, we celebrated the arrival of our fifth grandchild! Sweet Liliana was born to Ben and Jen, and she’s already captured our hearts. Life feels so full right now, and we are beyond grateful.
On the real estate front, you may have noticed the pace has slowed a bit. For Sellers, this shift can feel frustrating after the record-breaking market of the past few years. Homes are still selling — but now more than ever, thoughtful pricing and presentation are crucial to stand out. Buyers are stretching to afford homes in today’s rate environment and are gravitating toward properties that are updated and move-in ready.
For Buyers, the good news is there’s more time and inventory to consider (unless a home is priced and positioned just right — then we’re still seeing multiple offers!). Location is also playing a bigger role, with some zip codes experiencing more change than others.
The key? Understanding your market and having a trusted professional by your side. Whether you’re buying, selling, or just thinking about a change, I’m here to guide you every step of the way. Just call, text, or email — I’d love to hear from you. What’s happening in your life?
