And just like that, we round the corner to 2024! Wishing you and yours the happiest of New Year’s today and all year through. The holidays seem to go faster and faster, but one thing that does not change is the wonder and joy of children during this time. I love seeing my grandkid’s enthusiasm for Christmas programs, twinkling Zoolights and of course a visit from Santa! Pure delight all around.

December was busy with many conversations about sales in the new year and we are busy already making appointments to help fulfill timelines for prepping and listing homes. You will need to deposit or wire transfer the Earnest Money specified in your agreement within the timeframe listed (3-5 business days). Please note that Wire Transfers will need to be coordinated directly with your Escrow Officer and instructions must come through a properly secured portal. Do not wire funds without first speaking to your Escrow Officer – Wire Fraud is real. Escrow will act as a neutral Third Party to the buyer and seller and act on the instructions of both parties. Your Earnest Money is a part of your Total Down Payment, but is also considered to be the sellers damages if for some reason you do not perform per the contract.

You have many contingencies within the agreement (inspection, clear Title, financing, appraisal that offer protections and we will work very closely to ensure all timelines are promptly met). Your Escrow Officer should have reached out to you about how you will get these funds to the Title Company before the deadline.

**It is very important that you do not miss this critical deadline as the seller could terminate the contract on your non-performance and potentially keep the funds as a breach in the contract.
