While the January stats show positive numbers, we are definitely seeing more inventory hit the market and homes are taking a bit longer to sell with rates still causing buyers some pain. The hope was that we would see interest rates drop in the first quarter and while there has been some lowering from last fall’s all-time high of 8%, the rates are still pretty volatile.  Some sellers are offering to buy down rates which is helpful, but the key as always is to price your home at market value to attract the highest quality buyers out there.

Your Mortgage Broker will receive a complete file from us once we go under contract. We will also keep in contact with them on a regular basis so we know what is happening on the lender side of your purchase. They have likely been asking you for all kinds of information as they turn the completed financial file into their Underwriting Department for review and it is important that you respond to their requests in a timely fashion.

They will be in contact with you about any conditions the Underwriter requires as a part of your loan funding. Loan Disclosures will be sent out to you by your lender at least 3 business days before closing.  You will not be able to sign for your purchase without first acknowledging the Lenders Closing Disclosure in advance so doing so when they are sent is important.
