    September Message From Linda

Back-to-school season is here, with many districts beginning classes during the final week of August. Students are excited to reconnect with friends, teachers are returning refreshed, and parents may be looking forward to a little more structure in family life. This seasonal reset also brings many people back to the business of real estate. If 2026 includes a move for you, we are here to provide the guidance and expertise needed to navigate today’s market with confidence.

    For Buyers

More inventory means greater opportunity—but it can also make the search feel overwhelming. Not every seller has adjusted to today’s market, where higher interest rates and increased competition have made buyers more selective. Homes with yesterday’s pricing, deferred maintenance, or significant location compromises are still out there.

At the same time, the best homes and realistic sellers are selling quickly. Buyers need to recognize a strong opportunity when it appears and be prepared to act without overlooking important details. Location remains key, along with factors that may affect future resale value or carrying costs. Avoid busy streets, transmission lines, excessive stairs, flood zones, insurance or climate-related risks, and homeowners associations with inadequate reserves or costly restrictions. The goal is not simply to find a home you love, but to make a well-informed investment that will continue to serve you well over the years.

    For Sellers

Thoughtful pricing from the beginning is one of the most important decisions a seller can make. Buyers recognize an overpriced home quickly, and a listing that starts too high can lose valuable early momentum. Our goal is to generate an offer within the first two to four weeks. If interest is limited after 10–14 days, a timely and meaningful adjustment is generally more effective than a small price reduction several weeks later. Real estate is also highly visual, and staging remains one of the most effective ways to help buyers appreciate a home’s space, function and potential. When done well, staging can support stronger interest, better offers and a faster sale. Pricing should also reflect the age and condition of major systems, deferred maintenance and any unconventional aspects of the floor plan. These factors do not necessarily prevent a successful sale, but they should be addressed honestly through strategic pricing, preparation and marketing.

If you are considering a move—or simply wondering what today’s market means for your home—we are always here to help. I hope you had time this summer to rest and reset in whatever way is meaningful to you and yours.
